How much can I lend?

Different rules apply to (new) residents than non-residents. For instance, a resident can get a mortgage up to 80% of the purchase amount and non-residents up to a maximum of 70%.

A mortgage may run until you are 75 years old, with a maximum period of 30 years (as a non-resident, this is often lower). Furthermore, your monthly mortgage payments should not exceed one-third of your net income. Please note, if you have existing loans, their monthly payments must be subtracted from this one-third limit.

Pay close attention to this when buying as the bank will not give a mortgage for unregistered parts of the property.
