Purchasing a property in Spain involves many considerations, and obtaining clear and reliable mortgage advice is crucial. IFAR, with years of experience in the Spanish financial sector, is well-equipped to assist you.
We offer guidance in Dutch, English, or Spanish, making your mortgage application process seamless and straightforward.
In Spain, various types of mortgages are available when purchasing a home. IFAR provides comprehensive guidance on all mortgage-related matters, following four clear steps:
With our expertise, we ensure a smooth and efficient mortgage application process.
Different rules apply to (new) residents than non-residents. For instance, a resident can get a mortgage up to 80% of the purchase amount and non-residents up to a maximum of 70%.
A mortgage may run until you are 75 years old, with a maximum period of 30 years (as a non-resident, this is often lower). Furthermore, your monthly mortgage payments should not exceed one-third of your net income. Please note, if you have existing loans, their monthly payments must be subtracted from this one-third limit.
The Spanish dream is closer than you think, with numerous options available.
If you plan to live in Spain permanently, you can benefit from more favourable mortgage terms compared to those for a second or holiday home. These advantages include lower interest rates and higher maximum loan amounts.
We often encounter homes that are not properly registered. For example, due to illegal construction or incomplete registration to reduce taxes.
Pay close attention to this when buying as the bank will not give a mortgage for unregistered parts of the property.
