In some cases, it may be evident that your income and the property value are sufficiently high to secure the desired mortgage without needing an orientation report. If so, we will proceed directly to the next step.

Once we have selected a preliminary offer, which remains non-binding at that stage, the bank will require additional documentation such as recent pay slips and income tax returns. Upon approval and acceptance by the bank, this offer will be finalized into the official mortgage contract.
As mandated by Spanish law, part of this process includes a meeting at the notary’s office where the mortgage terms will be explained according to prescribed standards, ensuring your understanding before proceeding. You are then given a two-week reflection period to waive the mortgage if needed.
While this may seem excessive for our clients who are well-informed, it stems from past practices where mortgages were granted without sufficient understanding or ability to repay, leading to financial difficulties. Thus, the notary meeting is mandatory, and we will guide you through this process.
The final mortgage contract will be meticulously prepared, reviewed by us, and arranged for signing at the notary’s office simultaneous to the property purchase. At the signing, the bank will promptly transfer the funds, enabling the property to be paid for immediately.
Subsequently, mortgage repayments will commence from the newly opened bank account, if not already established. The bank will register the mortgage in the property register for added security, alongside other necessary bureaucratic procedures, all of which we will manage to ensure seamless execution.
Our comprehensive support throughout this entire process is priced at €1.899,- excluding VAT. This fee guarantees you the fastest possible processing and secures the best mortgage terms available.
